Electrical Inspection in San Diego

You can't see what's happening inside your walls. Wiring ages, connections loosen, and problems develop without any visible sign until something fails. An electrical inspection gives you a clear picture of your system's condition: what's working properly, what needs attention, and what might become a problem down the road.

CET Electric provides electrical inspections for homeowners, home buyers, property managers, and business owners throughout San Diego County. Our inspections identify safety hazards, code violations, and components approaching the end of their useful life so you can address issues before they become emergencies.

Pre-Purchase Inspections

Buying a home is a significant investment, and the electrical system is one of the most important things to evaluate before closing. A general home inspector will check that outlets work and lights turn on, but they typically don't perform the detailed assessment that identifies potential problems hiding behind walls and inside panels.

Our pre-purchase electrical inspections go deeper. We examine the electrical panel for signs of overheating, corrosion, or improper modifications. We check a representative sample of outlets and switches throughout the home. We look for outdated wiring types like knob-and-tube or aluminum that may require replacement. We assess whether the service size is adequate for the home's current and likely future needs. We identify code violations that previous owners may have created with unpermitted work.

After the inspection, you'll receive a clear report of our findings. If we identify issues, you can use this information in your purchase negotiations or factor repair costs into your buying decision. Knowing what you're getting into before you own it beats discovering problems after closing.

Safety Inspections for Current Homeowners

Even if you're not buying or selling, periodic electrical inspections make sense, especially for older homes. The National Fire Protection Association recommends electrical inspections every ten years for homes with no known issues, and more frequently for older properties or homes where problems have occurred.

A safety inspection covers the same ground as a pre-purchase inspection but with a focus on identifying hazards and recommending improvements. We'll tell you if your panel is showing signs of age, if your outlets need updating, or if there are any conditions that concern us from a safety standpoint.

Many homeowners schedule inspections after buying an older home to establish a baseline understanding of the electrical system. Others call us when they notice warning signs such as flickering lights, warm outlets, or breakers that trip more often than they should. An inspection can confirm whether these symptoms indicate a serious problem or something less concerning.

Insurance Requirement Inspections

Some insurance companies require electrical inspections before issuing or renewing policies, particularly for older homes. If your insurer has requested documentation of your electrical system's condition, we can perform the inspection and provide the report they need.

Insurance-related inspections focus on identifying hazards that increase fire risk: outdated panels (especially Federal Pacific and Zinsco brands), improper wiring, overloaded circuits, and code violations. If we find issues, we can also provide estimates for bringing your system up to the standard your insurer requires.

Property Management Inspections

Property managers need to maintain safe living conditions while controlling costs. Electrical inspections help identify issues before they become tenant complaints or safety hazards.

We work with property management companies to provide inspections during tenant turnover, as part of regular maintenance schedules, or when concerns arise about specific properties. Our reports provide the documentation managers need to plan repairs, justify expenses to property owners, and demonstrate due diligence in maintaining safe units.

For multi-unit properties, we can inspect common areas, individual units, or entire buildings depending on your needs and budget.

What an Inspection Costs

A standard electrical inspection for a typical single-family home runs between $100 and $200 depending on the home's size and complexity. Larger homes, multi-unit properties, and commercial buildings cost more based on the scope of work involved.

The inspection includes a written report of our findings and recommendations. If repairs are needed, we can provide estimates for that work separately. There's no obligation to use us for repairs. The inspection stands on its own.
